When a person thinks of the San Juan Islands, they envision beautiful waterfront property; dotted with lovely Madrona trees, moss-covered rocks and expansive views of adjacent islands. In the distance, snow-covered mountains of the Cascade and Olympic Ranges and interesting boat traffic including picturesque ferries, sailboats and barges.

The San Juan Archipelago boasts some of the most beautiful property in the world and if you are shopping for waterfront, you can still find some amazing properties to choose from. However, there are a few things you may want to consider if you’re buying undeveloped property:

  • What is your total budget?
  • Does your budget include the costs for preparing a building site, utilities, driveway, possible survey, special studies and permits? Waterfront property often needs special studies to determine how you building project may impact wildlife, drainage, slope and the unique ecosystem often found along the water.
  • Waterfront property requires completion and county approval of a Shoreline Master Plan
  • Hiring a well-respected contractor who has experience building waterfront homes can make all the difference.

Buying an existing home may be the best option if you can find what you’re looking for. Currently, there is a very high demand for waterfront homes in the islands and there is a very limited supply so prices reflect this “Sellers Market”. You will want to work with an agent who knows about waterfront properties and can help you identify both the positive and negative issues you may face.
